129 Lazarus Dr closed on March 9, 2009 for a reported selling price of $510,000. This was a Zachary model with a finished basement. Total days-on market over 3 listings totalled 570 days. The original list price was $679,000, so the sale-to-list-price ratio was 75%. This was a classic case of listing too high and following the market down, rather than listing correctly right from the start. If it had been listed at $589,000 or so, it would have probably sold for $570,000 instead of $510,000, and the sellers would not have had to endure being on the market for such a long time. 3 Driftway Ct closed today. The reported selling price was $498,000. The original asking price was $559,000, yielding a sale to list price ratio of 89%. This is very low, and reflects the difficult current market. This property was originally purchased for $386,000 in 2002, so there was still some profit! Here is a picture:
