Poet's Peak (Meredith Farms) - 129 Lazarus Dr - Closed

129 Lazarus Dr closed on March 9, 2009 for a reported selling price of $510,000. This was a Zachary model with a finished basement. Total days-on market over 3 listings totalled 570 days. The original list price was $679,000, so the sale-to-list-price ratio was 75%. This was a classic case of listing too high and following the market down, rather than listing correctly right from the start. If it had been listed at $589,000 or so, it would have probably sold for $570,000 instead of $510,000, and the sellers would not have had to endure being on the market for such a long time. The price on 78 Lazarus Dr is now at $499,900 and this home is now a tremendous value. Huge back yard that extends into the woods, 9 room layout with open floor plan and lower level office.
