Welcome to my site! I am Marc Paolella, a Realtor with Century 21 Joe Tekula Realtors. My job is to make the process of selling your home as easy and transparent as possible. Marc's specialty neighborhoods
In order to provide the highest level of service, a Realtor has to be focused on and aware of the market dynamics within the specific neighborhood.
That means studying every transaction that takes place, including the ones that fail. It also means knowing the inventory of homes and their characteristics such as size, floor plan, functional utility, condition and location within the neighborhood. It also means providing access to data that is NOT available from a Google search. Such as marketing time for re-listed homes. Or seller motivation. Was a transaction a short sale or an estate sale or a relocation sale? I keep track of that data and integrate it into the range of asking prices you might be considering when you put your home on the market.
Obviously, this kind of detail cannot be maintained by any one agent for the entire local market. So many of us will specialize in a smaller subset of the market and try to do a really good job by accumulating, analyzing, and communicating data for that neighborhood on a much deeper level than for the market at large.
In addition, my job is to PROMOTE these neighborhoods. Buyers might be considering other neighborhoods in Roxbury or, say, Mount Olive, or Randolph. I will point out and amplify all the positives and advantages of living in one of my specialty neighborhoods.
The neighborhoods below are my specialty neighborhoods. I have built original websites for each of these neighborhoods and maintain them daily. The websites include floor plans, physical information, and recent market data, including closed sales with detailed listing sheets that include far more information than what is available on the web.
Poet's Peak is a neighborhood of really nice 3-5 bedroom Colonials located atop Mooney Mountain in Roxbury Twp. There are approximately 315 homes, and there are many different floor plans. The neighborhood is very conveniently located near Interstate Route 80 for commuting to employment centers in northern NJ and Manhattan. Routes 46, 206, and 10 are also nearby, and provide quick access to local shopping centers. Within 10 minutes you can be at any number of local shopping malls and supermarkets, yet Poet's Peak itself is quiet and away from the noise and traffic. It also has city water, sewers, and natural gas, so if you are buying here you will not have to deal with septic systems, well water, or undergound oil tanks. Hunter's Ridge is sort of like a sister neighborhood to Poet's Peak. Anyone looking to buy in one will definitely also consider the other. They were built a little later, and by a different builder. But the homes are 4-5 bedroom Colonials offering similar size and amenities to homes in Pet's Peak. Hunter's Ridge is located on Mooney Mountain just off Route 46 and is also very convenient to Route 80 and local shopping in Ledgewood, Succasunna, and Flanders. The Peaks is a planned community of 415 four & five bedroom Colonials located in the Lake Hopatcong area of Jefferson Twp. Most of the homes were built around 2004, and range in size from 2,514 sqft to 3,600 sqft. There are 8 different models, with some models featuring several different elevations. Since much of Jefferson Twp is on well and septic, a nice selling point for The Peaks is public water and sewer. Another nice factor, similar to Poet's Peak in Roxbury is the relative isolation of the neighborhood on a pretty mountain top, while being located right near Route 15, which directly connects to Route 80 for getting to work. Berkshire Hills is a lovely suburban townhome community located in Denville Twp. There are 400 homes, an in ground pool with changing rooms, and 2 playgrounds set amidst a picturesque country backdrop. The location is convenient to everything including train service at the Dover station, yet the setting is quiet and suburban. The typical home is a 2 or 3 story townhouse with a garage.
